| Comments: buyer gave tracking information on payment shipment (received and signed for NOT BY ME) I read e-mail at 9:00pm and told him I would check the apartment office tomorrow. at 1:36am he informs me that he is canceling the mo and that no other payment will be sent. |

| Rebuttal: Fairly accurate, but I would like to add that for 5 days my overnighted cahiers check had languished in someones office, even though I had notified him of overnight delivery. So I will not do business with someone who will not take delivery of my money and would keep me waiting for a 5 day period. |
